Looks like adding a driveway would require some excavation but nothing impossible.

I think the extra lot adds a lot of value. The only drawback, at this time is an apartment building built in the late 40's early 50's that will most likely be gone in a few years, or condoed. The side of the street this house is on is pretty intact and there is a nice house a few doors west with extra lot (slightly remuddled) for 49,9K.

Given the neighborhood dynamic , a good block architecturally to "urban pioneer" in.
