Cincinnati preservation bargain: 671 Gholson Avondale

If you want that “Hyde Park’ mansion without that Hyde Park inflated price, perhaps you should look at this three story Brick Mansion at 671 Gholson Ave in Avondale. This home sits on an estate sized 75 x296 foot lot, the original architect has placed this house perfectly on its highest point with a sweeping stone walled driveway. Properly landscaped this could be very impressive. I could see a wrought iron fence, some stone collumns and a driveway gate.

The interior is a “blank canvas’ awaiting your decoration and antiques. Gleaming patterned hardwood floors throughout, FOUR bathrooms, a full basement. This 103 year old home is ready to be a fine home again. The Price? 21,900 ! NOT a typo. MLS # 1272314 Offered by Kyra Graves RE/MAX Prefferred Group.

Do you know of Preservation bargain? A home that just requires some love and someone with an appreciation for our History? If so, please contact me at with the details and a contact. Since we started this series we have placed dozens of homes in Preservation minded hands and rescued them from the clutches of Slumlords and investor types. restroring Cincinnati one home at a time..

Your mentioning of the house sited perfectly on the highest point reminds me of 3539 Eden, a stone and sandstone house built to last forever, which is even more perfectly sited on the top of it's own hill. A lot that is approx. 200' x 200" (had been 200' x 325'). Also in Avondale just off Forest Avenue.

Take a look at it on Bing maps, once a nursing home, the additions in the photos have since been removed.

No doubt the place has a very rich history.

While everyones backs are turned focusing on saving Over-the-Rhine, the City of Cincinnati tore this house down a week ago Monday. It had been foreclosed on.

I never saw a for sale sign on it.
